Building Inspection Reports
We provide in-depth written builders reports with photographs, based on a visual property inspection.
Conducting a property inspection is essential to safeguard your investment against hidden defects and identifying any required maintenance and remedial work.
If you are selling a property, a pre-purchase building inspection document will provide you with the overview of your property and identify areas of concern, giving you comfort in your negotiations and a counter point for any buyer commissioned builders reports.
Maintenance Reports
We can perform maintenance inspections on rental and owner occupied properties
A full inspection of the property is performed with a view to identify any current and future maintenance requirements. A written report is produced highlighting all recommendations and requirements.
Maintenance Reports are a great option for:
Landlords on an annual basis or in between tenancies - perfect to ensure long term protection of the property as well as providing pre-tenancy maintenance and damage reports
Homeowners wanting to manage regular maintenance of their property to protect their investment and improving return on investment when it comes to resale
Moisture Testing
Non-invasive or invasive moisture testing surveys are available in conjunction with or separate to building inspection reports.
In addition to the testing performed within our standard Building Inspection Reports, more intensive moisture surveys can be under taken if required or at request (additional fees will apply).
Certificate of Acceptance
For unauthorised work completed after the 1992 Building Act we complete reports ensuring compliance with relevant clauses in the NZ Building Code as at the time of construction. These are lodged with council with a Certificate of Acceptance (COA) application for review and acceptance.
We can also assist in identifying any unauthorised works on your property (work without Building Consent) to ensure you met requirement for insurance or sale.
